GENERAL AND SPECIAL TERMS AND CONDITIONS OF SALE
Seasonal Rental Agreement – LES MAESTROS IMMO
Article 1 – PURPOSE
The Owner is deemed to accept these general terms and conditions without reservation.
This seasonal rental agreement is intended exclusively for short-term stays in furnished tourist accommodation.
LES MAESTROS IMMO declares that it holds a management mandate and has free disposal of the property during the rental period.
The accommodation is rented furnished and equipped (kitchen, bedding, household appliances, etc.) as specified in the listing.
Upon departure, the Tenant may be charged for:
-
the cost of cleaning the premises if they are left in poor condition,
-
the replacement value of any objects, furniture or equipment broken, damaged, or excessively worn,
-
compensation for damage (curtains, wallpaper, ceilings, carpets, windows, bedding, etc.).
Article 2 – LENGTH OF STAY
The agreement is concluded for a fixed term. Under no circumstances may the Tenant claim any right to remain in the premises beyond the agreed stay.
Article 3 – ARRIVAL
Arrivals are from 4:00 p.m.
The Tenant must inform the Lessor in case of late or delayed arrival.
Check-in takes place in the presence of the Lessor or their representative at the rental property.
Article 4 – DEPARTURE
Departures are before 10:00 a.m.
The Tenant must inform the Lessor in case of early departure or departure outside these hours.
Check-out takes place in the presence of the Lessor or their representative, in accordance with the agreed inventory of fixtures.
Article 5 – USE OF THE PREMISES
The Tenant undertakes to:
-
personally occupy the premises and maintain them with due care,
-
use the installations in a normal manner (any complaint regarding a malfunction must be made within 24 hours of arrival),
-
respect the maximum occupancy stated in the agreement.
If the number of occupants exceeds the permitted maximum, the Lessor may refuse access to the additional persons and/or immediately terminate the agreement at the Tenant’s fault.
It is forbidden to:
-
set up caravans, tents, or camper vans on the property,
-
park vehicles on lawns (designated spaces are provided),
-
cause noise nuisance or disturb the neighborhood.
The Lessor or their representative may visit the premises upon request.
Article 6 – TENANT’S OBLIGATIONS
The cleaning fee is mandatory. However, the Tenant must:
-
clean and tidy the kitchen,
-
empty the dishwasher,
-
empty and clean the barbecue,
-
not leave any litter on the ground (food, paper, etc.).
The accommodation must be maintained during the stay and returned in good condition.
In case of damage, the Lessor may claim the replacement value.
In the event of a breach of obligations, the agreement may be terminated immediately at the Tenant’s fault.
Article 7 – BOOKING AND PAYMENT
The booking becomes effective upon receipt of:
-
a signed copy of the agreement, and
-
payment of a deposit equal to 25% of the total amount.
The balance is due one month before arrival.

Cheques and cash (accepted but not recommended).
The rental concluded between the parties is personal to the named Tenant and may not be assigned to third parties without the Lessor’s written consent. Any breach results in immediate termination of the agreement without refund.
Article 8 – SECURITY DEPOSIT
A security deposit is required upon arrival (cheque, transfer, or card imprint).
It may be cashed by the Lessor.
Refund:
-
after the joint check-out inventory, or
-
within 7 days, less any costs for repairs or restoration.
The maximum refund period is 60 days.
If the deposit is insufficient, the Tenant undertakes to pay the difference upon presentation of supporting documents.
Article 9 – INVENTORY OF FIXTURES
A joint inventory is drawn up at check-in and at check-out.
The Tenant has 24 hours after arrival to report any anomaly by email to: immobilier@lesmaestros.com.
After this period, no claim will be accepted.
Article 10 – CANCELLATION OF THE STAY

By the Tenant:
-
More than 90 days before arrival: no fee.
-
Between 90 and 30 days before arrival: 50% of the rental amount.
-
Less than 30 days before arrival: 100% of the rental amount.
The Tenant may take out cancellation insurance to cover these fees.
Any interrupted or shortened stay does not give rise to any refund.

By the Lessor:
Cancellation = full refund of amounts paid.
In cases of force majeure (destruction of the property, impossibility to make it available), the Lessor refunds without additional compensation. -
Covid-19 clause:
Full refund if:
-
lockdown or travel restrictions prevent the stay,
-
presentation of a medical certificate attesting to an impossibility linked to Covid-19 or a comparable virus.
The request must be made no later than the day before the stay.
Article 11 – INTERNET
The Tenant agrees to use the Internet access lawfully and not to download or distribute protected content without authorization. Any fraudulent use is their responsibility.
Article 12 – PETS
As per the listing:
Pets allowed:
Not permitted in bedrooms. The Tenant must pick up droppings.
Failure to comply = €300 cleaning fee.
Pets not allowed:
Any presence of animals results in immediate termination of the stay without refund.
Article 13 – INSURANCE
The Tenant is responsible for all damage caused during the stay.
They must provide a holiday liability insurance certificate covering rental risks (fire, water damage).
The Lessor insures the accommodation for their own account, but the Tenant must report any loss within 24 hours.
Article 14 – CONCIERGE SERVICE
A private concierge service is available throughout the stay.
Services included free of charge: remote assistance, personalized advice, connection with our local partners, activity suggestions, help with booking restaurants or activities.
Paid services (by reservation): delivery of meals, groceries or bikes before and during the stay, organization of in-home massages, themed evenings (e.g., crêpe night, birthday), private chef, transfers, additional cleaning services, etc.
Details and prices for these services are available upon simple request from LES MAESTROS IMMO.
Article 15 – BASIC EQUIPMENT PROVIDED
Upon arrival, the Tenant is provided with:

2 toilet paper rolls per toilet,
-
3 to 4 dish towels,
-
5 dishwasher tablets,
-
5 laundry pods,
-
1 sponge,
-
1 trash bag.
Basic condiments (oil, vinegar, salt, pepper) available subject to stock.
Shampoo and shower gel are not provided.
Article 16 – ELECTION OF DOMICILE AND APPLICABLE LAW
For the performance hereof, the parties elect domicile at their respective addresses.
In the event of a dispute, the court of the Lessor’s domicile shall have exclusive jurisdiction.
Any claim concerning the inventory or description must be made within 3 days of entry into the premises, by email to: immobilier@lesmaestros.com.
